Assumptions behind the totals

The material comparison starts with published regional full tear-off examples for 2,500 sq. ft. of actual roof surface. The calculator scales those examples to the area entered. This is a planning model, not a measurement of local bids.

Roof footprint is the horizontal area under the roof, including covered extensions. Living area across multiple floors is different. When footprint is selected, the tool allows for slope; known roof surface already includes that area.

The model does not add fixed percentage surcharges for steepness, access, hidden decking damage or intricate roofs. Those require the actual project scope. An inspection and measured proposal establish the offered price.

Roof cost factors found during inspection

  • The roof underneath

    The old covering can hide deteriorated decking or earlier layers. Removal and the agreed approach to newly exposed damage affect the complete price.

  • The geometry and access

    Steep slopes, valleys, chimneys and difficult staging add work that an area-only calculation cannot fully describe.

  • The selected assembly

    Material, underlayment, flashing, ventilation and any drainage changes belong together in the actual proposal.

Roof repair costs and project scope

A replacement calculator should not be used to guess a repair price by entering a tiny area. Repair work has access, investigation and detail work that do not scale in the same way.

A published DFW example places a moderate section, flashing or vent repair around $650 to $1,800, with larger area and decking work around $1,800 to $5,500. These are regional planning examples. The roof repair page explains what determines a lasting repair.
